Reasons for a re-plat or variance can be as simple as finding out that your house is too close to the lot line, or as complex as vacating an easement and combining two lots.

The decisions about zoning and planning are made by the Municipality of Anchorage's zoning and planning office. Basically you fill out the paperwork, then submit for approval. This approval process has many steps and can take a long time, sometimes several months. That city office will let you know which paperwork will be necessary. One of the most important pieces will be your As Built.

http://gisweb.ci.anchorage.ak.us/planning/home3.htm To find out how your house is zoned (R-3, I-1, etc.) This is the web site to visit. Make sure when you visit this site to turn on the zoning layer.

http://gisweb.ci.anchorage.ak.us/website/anchorage/application/map.htm This is the Anchorage property information web site. This page will give the owner owner of the lot, square footage, and tax assessed value of the lot. It will also give the legal address (example is Lot 3 Block 4 Southside Subdivision).
